Overview

What the Golden Visa gives you

The Golden Visa rewards investors, entrepreneurs, skilled professionals and exceptional talent with long-term security in the UAE. Routes include property investment (from AED 2 million), business ownership, salaried professionals meeting income criteria, and specialists in medicine, engineering, science and the arts.

Each route has precise documentary requirements, the leading cause of rejection is not ineligibility but mis-prepared evidence. That is the part we own completely: confirming your strongest route in writing, then assembling and submitting a file built to approve first time.

Eligibility assessment across all routes, free, in writing
Document preparation, attestation and translation
Application submission and authority follow-up
Medical, Emirates ID and visa stamping
Family (spouse, children, domestic staff) applications in parallel

Benefits

Why the Golden Visa is worth the file work

10-year renewable residency

Far beyond the standard 2–3 year employment visa, long-term certainty for you, your business and your family.

No employer or local sponsor

You hold the visa in your own right, not tied to a job, company sponsor or service agent.

Unlimited family inclusion

Sponsor your spouse, children of any age, and domestic staff under the same Golden status.

Freedom to stay abroad

A standard UAE residence visa lapses if you stay outside the country for six continuous months. That single rule catches more people than anything else, and they usually find out at the airport. The Golden Visa removes it. You can live abroad, run a business elsewhere, spend a year with family overseas, and your residency, your Emirates ID and your ability to sponsor your family all stay intact. For anyone not physically in the UAE most of the year, this is the whole reason to hold one.

Who this is for

Property investors with AED 2 million or more in UAE real estate, business owners and entrepreneurs, salaried professionals meeting income thresholds, and specialists in medicine, engineering, science, technology and the arts.

When this is not for you

The Golden Visa is the wrong route if you are hoping it will unlock a bank account. Banks assess your business, your activity and where your money comes from, and a ten year visa changes none of that. It is also the wrong route if you do not clearly meet one of the eligibility categories. No amount of paperwork creates eligibility that is not there, and anyone promising otherwise is charging you for an application that will fail.

Requirements & Process

Building the file for your route

Documents & eligibility

The core file depends on your route, real estate, business ownership, salaried professional or specialised talent, but every route shares a common base. We confirm your exact list once your route is set.

Passport copy for the applicant and any family members joining, valid at least six months
Passport-size photographs against a white background
Route evidence: title deed for the real estate route (AED 2 million or more), or trade licence and financials for the business route
Attested degree certificates and CV for the specialised-talent route
Salary certificate and bank statements for the salaried-professional route
Police clearance (good conduct) certificate from your current country of residence
Valid health insurance covering the UAE
Current UAE residence visa or entry permit, if already in the country
Marriage certificate, attested and translated, for spouse sponsorship
Birth certificates, attested and translated, for children being sponsored
Recent passport-size photographs for each family member included

Additional documents may be required depending on your specific eligibility route and family composition. We confirm the exact list for your case before any fee is paid.
